Renaissance for Marion Land Development
220 acre mixed use master planned development
Client: Marion Land Development. LLC
Location: Marion, Indiana
The Assignment: The developer and the City of Marion wanted to work together to create a memorable gateway development on the major interstate just outside of downtown Marion by combining existing property owned by Marion, and assembling adjoining land fronting on the main highway into Marion.
The Solution: Working with the city of Marion, aiDG identified primary uses for the site and determined that the plan would include residential, office, and retail uses organized in a “town center” concept with a hotel being the center point of the development. Residential density would diminish as development moved away from the town center.
The site consists of rolling farmland, with a pond that was to be used as a focus point. In the center of the site is an old-growth woodland area that is to be preserved as a natural amenity and serve as a buffer between the residential and commercial uses.
As the master planning progressed, a potential high-tech research corporation was identified that had a need to develop an office campus. The office section of the property is planned for optimum exposure to the interstate and is designed to represent Marion’s progressive approach to development.
Finally, it was determined that a new facility for Marion’s main hospital would be incorporated as part of the development, including the numerous medical offices surrounding the existing hospital. These medical uses are included in the master plan for the site.
